Real estate in Chennai is on the verge of a crashing market, believes industry experts. Chennai property prices have seen an escalation of almost 200 per cent in the last few years. But with the global slump in the real estate industry Chennai real estate has also slowed down.
Number of Chennai real estate developers has been able sold only a few of their properties in the last quarter. R Mohanty, real estate agent from Chennai states, “The residential real estate prices in Chennai have grown by leaps and bounds making it difficult for buyers to purchase a home in the city. The increased loan rates have now made it worse. Though the prices are witnessing correction people are awaiting the market to further stabilize.”
Research reveals that there has been a 90 per cent drop in demand for residential projects since the start of the year.
Notably, Old Mahabalipuram Road, the hottest real estate destination in Chennai is also loosing pace. Cursing the fading effect of the place on lack of infrastructure facilities, Chennai real estate agents say there have been only a few transactions in the area for quite sometime.
The commercial sector is also witnessing a downfall. The Central Business District in Chennai has seen a 15 per cent drop, media reports.
IT companies largely drive the demand for Chennai properties but due to the current market recession many companies have postponed their expansion plans. As a result supply of office space in the city has exceeded demand. Huge chunks of office space are lying unoccupied. Subsequently, Chennai real estate builders are now waiting to launch their projects.
Besides global recession, inflation, the rising home loan rates and increasing input costs have also resulted in slump in property transactions in Chennai. Realtors in Chennai are struggling to sell properties. Though price correction is taking place in Chennai Real Estate sector but realty experts predict that the market will bounce back.
Everyone would like to be an individual and most people prefer to choose items for themselves that no one else that they know has. This is especially true for garden decor because a person’s garden is meant to be a personal relaxation retreat that reflects the person’s personality in everything from the plants chosen for the area to the furniture that is placed strategically for the best view.
It is no wonder that many people are looking for unique garden decor and would like to find easy ways of obtaining the items that appeal to them. For most people, when it comes to unique garden decor unique does not mean one of a kind but rather something that is not possessed by ten other people on their block.
Although the neighborhood mass merchandiser store may be the easiest option for obtaining garden decor items, chances are that numerous people in the neighborhood have also chosen to go to this store and a percentage of them have purchased the exact same items that you are considering. Because of the nature of these stores, their home and garden section will have a limited selection of items that are purchased by a large number of people looking to pick up something for their garden as they do the rest of their shopping.
So Where Is A Good Place To Find Unique Garden Decor Items?
One of the best places to find unique garden decor items that are high quality and attractive is the internet. There are literally thousands of manufacturers and craftsmen all over the country that create different types of garden decor items and will create an online store to offer their products to the rest of the country.
In many cases, the products that they sell will be exclusive to their store and will not be carried by of the stores in your general area, greatly reducing the risk that you will unwittingly choose an item that five of your neighbors have already purchased. Some of these online stores specialize in purchasing wholesale garden decor items directly from the manufacturer and can sell these unique garden decor items for a fraction of the price that you would have paid in a traditional retail store.
Because online stores require minimal upkeep and will not have the employment expenses required by a major retail chain, they can afford to keep their prices low while still earning a profit on every unit sold. Although the shipping costs for some of the heavier decor items in the online catalogue can make the item seem more expensive, chances are that ordering the item and having it shipped will still be cheaper than purchasing the item retail and you have the added advantage of having the item delivered directly to your door.
If you have feng shui training, then you know how important it is to put these principles into practice in your home and work spaces. If you haven’t had any classes or training in feng shui but would still like to fill your home with the applied principles of it, then feng shui consultations are probably right up your alley. The great thing about feng shui consulting (as opposed to going out and taking classes on your own) is that it provides you with personalized information, direct from a professional.
Rather than learning the principles and then attempting to apply them, amateur-style, to your own home, an experienced professional can take a look at your living and working spaces and tell you how to optimize them for energy flow. They can also give you pointers on improving other aspects of your life that can be manipulated with feng shui. Does your family fight a lot in the living room? Do you have trouble focusing when working at your desk? Both of these are things that can be improved through the use of feng shui.
You can create warmth in the kitchen, romance in the bedroom, and creative, focused productivity in the office, when you room is optimized for those very things. Of course, it is up to you, as the resident of the space, to maintain these spaces in a way that continues to be supportive of this energy and function. One way to stay on top of things is to do what is sometimes known as maintenance cleaning. All this means is that you clean up as you go along, rather than waiting to do it all in one big swoop. That doesn’t mean you have to clean your house every day (who has time for that?), but it does mean cleaning up after you use or dirty any given space. In the bathroom, for example, wiping down the fixtures and counter after using the sink will keep everything spot-free and shiny. It will also make your bathroom a more welcoming place each time you walk in. That way, when it comes time for the weekend cleaning, you’ll have much less to do and won’t feel overwhelmed with how much there is to clean up.
Sometimes, bringing feng shui into a space can help the inhabitants respect the space and its meaning on a deeper level. If you do have feng shui consulting, be sure to share what you’ve learned with the entire family. Even if they don’t all believe fully in the art, they will hopefully respect your intentions regarding their home, and they will certainly appreciate how wonderful the whole house looks and feels!

Depending on how they earn the professional development units, pdu, required to renew their credential, they can continue to bear high costs. By utilizing more of the available credit earning options, costs can be lowered.
Many project pdu managers earn the 60 renewal credits in each 3 year cycle by attending courses. These tend to be relatively expensive. Typical tuition fees for project management courses are at least $250 per day. Often, tuition is $500 per day or higher which represents a per credit cost of between $30 and $70. Along with the useful knowledge, credential holders gain 8 credits for an 8 hour course. Of course, an independent consultant would lose the billable hours, worth perhaps $800, while they attend the course. Seminars and workshops also provide renewal credits but have costs similar to course tuition fees. Again, the independent contractor loses billable hours.
Luckily there are other, less costly ways to earn credential renewal credits. Reading project management materials in journals or on the Internet earns 1 credit for each hour of activity. This is a great way to research topics and get significant credits. Up to 15 credits can be claimed in each 3 year renewal cycle. The costs can be low or free and the time is well used, usually not resulting in a loss of billable hours.Working as a project manager also counts for up to 5 renewal credits per year. Independent contractors will have to document their actual project time to claim these credits. This should not be difficult since it is likely a professional obligation already.Attending the local PMI? chapter meetings is an excellent way to earn renewal credits and strengthen local business connections. The credits earned in this category will cost perhaps $14 each. Considering the possible future value of the business connections, this is often money well spent.
Other inexpensive renewal credits are available. Volunteering to serve on a pdu board or providing project management services to a non-profit organization are recognized activities. Unfortunately, these often require a substantial investment of time. Independent contractors would likely use their free time in order to avoid a loss of billable hours. There would be possible business contacts to gain but the time commitment would need to be closely examined.Independent contractors would be well advised to consider certain writing activities for their renewal credits. Perhaps an existing blog post or a project review document would be useful as a good starting point for an article. Up to 15 renewal credits can be claimed for each project management article published in a journal. Combining various materials can help when working on an article.
Until recently, there were few publishing pdu opportunities as many journals had very restrictive submission policies. Luckily this situation is now improved. Project management journals now exist that welcome article submissions. Independent contractors will find that writing articles for these publications offer some of the best value for renewal credits, both in dollars and time.

Thats why it can be a tough place to decorate because everyone has different tastes. Use one of these three living room design themes to get the perfect living room everyone will enjoy. Once youve selected a suitable design theme, sketch up a design and start collecting metal wall art for a stress-free way of redesigning your living room.
The modern living room
Modernism uses a combination of minimalistic dcor and unique, stand out and shout colorful accent furnitures. White and bright background colors punctuated with bold and brash accent colors create a modern day living room design that everyone can enjoy. Modernist art like home dcor/a> and framed iconic images tread on wall coverings lightly. Geometric shapes tend to dominate furniture, wall coverings and carpets. Dark colors can be supplemented for light colors to create a contrasting modernist color scheme in many different shades and colors.
Modernist design tip: Metal, metal and more metal. Bright and shiny, dull and dingy, metal artistic pieces can bring a modernistic living room to life.
The southwestern living room
You dont have to live in the desert to enjoy this southwestern styled living room design theme. Rich, deep hues of earthy tones dominate walls and floor coverings. Reds, yellows and green are used as accents to this amazing living room theme. Adobe is used on many western themed dcor materials and animal figurines are common table decorations that permeate the display areas. Diamond, square and oval mirrors are used to reflect light back onto the dark colored living room design.
Southwestern design tip: Native American art work can really set off this design theme. Cant afford the real thing? Making your own is easy with acrylic paints and a canvas.
A classic design for any room, the country cottage theme goes perfect in the living room design. White and bright colors dominate walls, furniture and floor coverings. Accent colors are simple contrasts to white like cream eggshell and moderate grey. The minty fresh look and crisp clean lines are accented by antique furnitures and crackled paints that denote age while still being brand new. Fireplaces and mantle pieces are great additions to this design theme. Decorated with favorite pictures, decorative clocks and your credentials or accomplishments, the country cottage design is meant to be a cozy place where family can kick back, be comfortable and enjoy each others company.
Country cottage design tip: Aging and antiquing new furniture works just fine, but wouldnt you rather have the real thing? Peruse garage sales and the internet for sweet deals on outdated country cottage classics.
Estate agents and property developers have sold, leased or rented properties to customers in the same traditional method for quite some time. Small photographs in the property section of newspapers and specialist magazines, 2 or 3 photographs on a company website and feature displays in their office windows.
However in the USA, Canada and Asia real estate sellers have embraced the power of video to advertise commercial and residential property to a global audience. With 80% or buyers starting their search for property online using the internet, it’s a logical step to take.
Property videos can be viewed by potential customers where ever they are in the world, 24/7 365 days a year. Instead of the usual 2 or 3 photographs, a slideshow video can incorporate 20 to 30 photos and those with a bigger budget can have their property professionally filmed. A property filmed from the customer’s point of view (POV) allows the buyer from the comfort of their home or office to have a virtual tour of the property and surrounding area as if they were there.
Titles and banners can incorporate more information about the property, music, voice-over or narration and even presenters can add that extra professional touch to engage the buyer to sell them their perfect property.
Property videos are the essential first viewing. They save the estate agent, property developer and buyer time and money from wasted viewings.
Property Videos can be embedded onto the estate agents website or uploaded on to popular video hosting websites such as Youtube and many more. The URL links can also be emailed to clients to view at their leisure.
So imagine a buyer is in New York, Dubai or Hong Kong. They can view a number of property videos from their desktop or mobile phone before they fly to London knowing that what they’ve seen online has given them a fuller picture of their investment and are ready to buy their new home in the UK’s capital.

The Giraffe Childcare Centre designed by Hondelatte Laporte Architects introduces a dollop of fantasy into the routine lives of suburban Parisian townsfolk-
Niched between a towering structure, next to a neighbourhood built in the 70s and a newly constructed area, it was imperative that the healthcare centre did not -get lost’ within the urban landscape – hence the building is composed of three tiers and each is identified by a unique concrete animal sculpture.
The facades of the building are made out of white corrugated iron that provides a minimal background to the animal sculptures.
Interestingly, each of the south-facing playgrounds is in continuity with the interior spaces; while the urban landscape is animated using a child’s imagination. The wild animal sculptures appropriate a space: a giraffe appears to be peacefully eating the leaves of the trees from the neighbouring park; a polar bear tries to clamber up the steps, while a family of ladybirds climbs the faade in an attempt to reach the interior patio.
Architecture turns into storytelling. The building changes its identity and becomes a landscape in its own right; a metaphor for the urban jungle. The animals and the trees link the building to nature and motion.
Besides infusing a playful and poetic element, this building has also been awarded a green, zero energy efficiency label, making it not just aesthetically appeasing but also one that respects its environment.
Becoming a prominent landmark for the nursery, the affable animal forms transport us to a make-believe world. When pondered upon, definitely a project that goes way beyond the surface to attribute human characteristics and ethos to the emotional, functional routine of a child daycare centre.
